Are these what you're seeing?

The quick way to know if this is the right page: there are two very different kinds of roaches, and they need two very different treatments. Take a look.

Yes — that's us

German cockroaches

  • About a half-inch long — roughly the size of a pencil eraser
  • Light brown or tan with two dark stripes behind the head
  • Do not fly. Scatter fast when the light comes on.
  • In the kitchen and bathroom: cabinets, under the sink, behind the fridge, stove, microwave, dishwasher, toaster
  • You might see one today and a dozen next week — they multiply quickly
You're on the right page. This is exactly what we treat.
No — something else

Bigger roaches, outdoor roaches, flying roaches

  • Two inches or bigger, reddish-brown
  • Fly or glide, especially at night
  • Mostly seen outside, in the garage, bathroom, or after rain
  • Usually one at a time, not dozens
That's a different species with a different plan. See our general roach page →

German Cockroach Specialty Profile

Why the general roach service won't finish this job

German cockroaches are a specialty problem, not a standard roach call. They live inside the home — in cabinet hinges, dishwasher gaskets, behind appliance motors, and inside small kitchen voids. A perimeter spray on the outside of the house does nothing to reach them. That's why a one-time visit almost always fails on German roaches. The real plan is multi-visit: flush them out of their hiding spots, rotate pro-grade baits, apply an insect growth regulator that stops the next generation from hatching, and come back on a schedule that catches the breeding cycle.

Where They Live
Kitchen cabinets, under sink, inside appliances

Bug bombs, Raid, and Combat baits have a documented track record of failing on German roaches. Foggers push them deeper into walls. Sprays make them scatter into rooms that weren't infested before. Store-bought gel baits dry out or get placed next to cleaning chemicals that contaminate them. Our techs rotate multiple bait actives to get around bait aversion and reach the population where it lives.

If you've been hesitating to call

This isn't about how you keep your home.

German cockroaches can invade the most pristine home. They hitchhike in on cardboard boxes, used appliances, grocery bags, moving trucks, and through shared walls in apartment buildings and townhomes. A neighbor's unit next door can seed yours. A secondhand microwave can start it. A delivery box from the store can carry a dozen eggs inside the corrugation.

Cardboard boxes Used appliances Grocery bags Shared walls Moving trucks A neighbor's unit

We treat thousands of these a year across Florida, North Carolina, South Carolina, Georgia, and Virginia. Tenants, homeowners, and property managers call us — and the reason is usually the same: they tried to handle it alone and the roaches kept coming back.

No judgment. Just a plan. Call when you're ready.

Why you shouldn't wait

Kitchen
German roaches hide in hinges, motors, cabinet voids, plumbing gaps, and warm appliance areas
Follow-Up
The first visit knocks down activity; follow-up baiting breaks the breeding cycle
Shared
Apartments and duplexes can spread through shared walls, plumbing chases, and electrical openings
Hidden
Most activity is out of sight, so surface spray alone misses where the colony lives

Why store-bought didn't work

What stops working on German roaches

Aerosol sprays hit only the roaches you can see while the colony keeps hiding in walls, appliance motors, and cabinet voids. Sprays can also scatter activity into rooms that weren't infested before.
Bug bombs and foggers can't reach harborages. The mist stays on exposed surfaces — the roaches are behind the dishwasher. Foggers actually push them to new rooms.
Boric acid only works if there's no other food source. In a real kitchen — crumbs, pet food, drain residue — the roaches simply ignore it.
Store-bought bait stations use an older bait matrix. Most German roach populations have bred aversion to it since the mid-2000s. You can put out a dozen and still see them walking past.
Cleaning harder doesn't end the infestation. A group of ten roaches only needs a single crumb a day to survive. The colony is not a cleanliness problem.

What our specialty protocol does

Full kitchen and bathroom inspection — we find every harborage, not just the spots you noticed
Pro-grade gel baits placed inside cracks, voids, and hinge points — where the roaches actually live, not on surfaces
We rotate three to four bait actives between visits so the colony can't build aversion
Insect growth regulator stops the next generation from hatching — breaks the breeding cycle
Biweekly follow-ups during the knock-down phase, then monthly preventive. Free re-treatment between visits.

What our neighbors say

4.9 stars · 312 verified Google reviews

"Found the tiny ones in my apartment kitchen, panicked. Marcus explained the whole plan — why it takes more than one visit, what he was putting where, and when he'd be back. Came in an unmarked truck like I asked. Four visits in, haven't seen one in two weeks."
Rachel T.Verified Google Review · Apartment tenant
"I manage about 40 units and German roaches had made it through three buildings. Dan set up a portfolio plan, same-day callouts, and documented treatment logs for every unit. Turn-over inspections are now part of our standard move-out. Saves us on complaints."
Karen D.Verified Google Review · Property manager
"Spent hundreds on Combat, Advion, foggers, you name it. They kept coming back in the cabinets. Joe walked through what I'd tried and why it wasn't working on German roaches specifically — no condescension, just explained the biology. A month in they're gone."
Thomas B.Verified Google Review · Homeowner
"Evening appointment so my neighbors didn't see a pest truck in the driveway. Greg was discreet, explained every step, and gave me a receipt I could send my landlord. No judgment about how it happened. First follow-up is already booked."
Jasmine R.Verified Google Review · Rental tenant
"Bought a rental with German roaches hiding in the kitchen walls. Brian laid out the multi-visit plan upfront — no surprises on the invoice. He warned me I'd see more activity the first two days, and he was right. Then it dropped off fast."
Michael K.Verified Google Review · Rental-home owner

Frequently asked questions

The bigger outdoor roach species live outside and come in — a perimeter spray handles them. German roaches are different: they already live inside your cabinets, appliance motors, and wall voids, and they multiply fast. They need a specialty toolkit: pro-grade gel bait rotation, an insect growth regulator that stops the next generation from hatching, and multiple follow-up visits that catch the breeding cycle. It's a specialty protocol, not the general plan.

Most homes: the initial flush-out visit plus two to three biweekly follow-ups over three to five weeks, then monthly preventive after the colony is knocked down. Heavier infestations or multi-unit buildings can take longer. Your tech will tell you honestly what you're looking at during the first inspection — no surprise visits tacked on later.

Yes. We use targeted gel baits placed inside cracks, voids, and hinge points — not sprayed across surfaces where children or pets spend time. Kids and pets can be in the home the moment we leave. We walk you through exactly what's being applied and where before we start.

In most lease agreements, German cockroaches are the landlord's responsibility to treat — especially when the source is shared walls or another unit in the building. We provide landlord-ready receipts and treatment reports so you can submit them for reimbursement or documentation. Call us and we can walk you through what to ask for.

Yes. Unmarked vehicles are available on request in most service areas. We offer evening appointments, and our techs carry equipment in plain cases. We don't put signs in the yard and we keep your business your business.

German roaches cross through shared walls, plumbing chases, and electrical outlets between apartments. If the neighbor's unit isn't treated, they can come back. For apartment buildings and duplexes, we recommend your landlord or property manager treat adjacent units at the same time — we handle multi-unit jobs every week and can coordinate. Call and we'll walk through your specific building layout.

Light prep. We'll send a short checklist after you book — typically: pull food off the counters and out of a few base cabinets, pick up clutter on the kitchen floor, and put pet food bowls up. You do not need to empty every cabinet for most homes. Your tech will tell you if anything extra is needed when they arrive.

Often yes — and that's the bait working. When we place the gel inside harborages, roaches come out of hiding to feed on it and move around before they die. You may see more activity for 24 to 48 hours. Most homes see a 70–80% reduction by the end of the first week.

We'll walk through what you're seeing and explain the recommended treatment plan and pricing before service is scheduled.

Ask about the $49 special when you call — we walk through what you're seeing and what makes sense for your situation.
